Your home may be repossessed if you do not keep up repayments on your mortgage.
Many lenders will consider applicants with missed payments, defaults, county court judgments (CCJs) or debt management plans. How they treat your application depends on what happened, when, and how much was involved.

What lenders look at
What happened: a late phone bill is treated differently from a missed mortgage payment.
When it happened: older issues usually matter less than recent ones.
How much: the size of any default or CCJ.
Whether it is settled: satisfied debts are often viewed more favourably.
Your deposit or equity: a larger deposit can widen your options.

Why speak to a broker before applying
Applying to the wrong lender can lead to a decline and another credit search on your file. We review your credit history first and only recommend lenders whose criteria are more likely to fit. Read our guide: mortgage with bad credit in Croydon.
What to prepare
A recent copy of your credit report
Dates and details of any defaults, CCJs or arrangements, and whether they are settled
Proof of income and deposit
Recent bank statements
Specialist lenders may charge higher rates or require a larger deposit. As your credit history improves, you may be able to move to a lower rate when your deal ends; see remortgaging. Approval is always the lender's decision. For other non-standard situations, see complex income mortgages.
Our fee
We may charge a broker fee for mortgage advice. Our typical fee is £479, payable only when you receive a mortgage offer. The fee will be confirmed before you proceed.
