A mortgage broker for landlords who run property as a business
Large portfolios need a different kind of advice. Lenders look at the whole portfolio, not just the next purchase: rental cover across every property, total borrowing, how the business is structured and what you plan to do next. PMS Mortgages works with large portfolio landlords to structure borrowing around those plans, including releasing equity and using leverage to grow the portfolio where it makes sense to do so.

We have been professional landlords ourselves for over 20 years, so we understand rental property from both sides: voids, maintenance, tenant changes and the paperwork lenders ask for.
A tailored service for professional landlords
Portfolio cases rarely fit a standard application. You deal with the same adviser from first conversation to completion, who gets to know your portfolio and your plans. We:
review your portfolio schedule, rents, existing loans and fixed-rate end dates before recommending anything
plan refinancing across the portfolio as a whole, not one property at a time
choose lenders whose portfolio criteria suit how you invest
present your case so the lender sees a full, accurate picture
look ahead to when fixed rates end, so refinancing can be planned in good time
Who we help
Portfolio landlords with four or more mortgaged buy-to-let properties, assessed under lenders' portfolio rules
Limited company and SPV landlords, including new SPVs and landlords moving to a company structure (alongside your accountant's tax advice)
HMOs and multi-unit freehold blocks, including licensed HMOs and blocks on a single title
Bridging and auction finance for quick purchases, refurbishments and properties that are not yet mortgageable, with a clear plan to refinance
Leverage and capital raising to fund further purchases, refurbishments or restructuring
Using leverage carefully
Raising borrowing against your existing portfolio can fund growth, but it also increases your exposure to rate rises, void periods and falling values. We look at rental cover, interest rate stress tests and your overall position so that any additional borrowing is affordable and fits your longer-term plans.
What lenders will want to see
a portfolio schedule: each property, its value, outstanding mortgage, lender, monthly payment and rent
tenancy agreements and evidence of rental income
your latest tax returns or company accounts
a business plan or cash-flow forecast for larger portfolios
company details, directors and shareholders for limited company and SPV applications
We tell you exactly what your chosen lender needs, so the application goes in complete.
Frequently asked questions
What counts as a portfolio landlord?
Lenders generally treat you as a portfolio landlord if you have four or more mortgaged buy-to-let properties. They then assess the whole portfolio, not just the property you are buying or refinancing.
Can you help me move properties into a limited company?
Yes, we can arrange the mortgage side. Transferring properties can trigger stamp duty and capital gains tax, so take tax advice from an accountant first. We do not give tax advice.
Do you arrange bridging finance?
Yes. We arrange bridging and auction finance for landlords, usually as a short-term step before refinancing onto a buy-to-let mortgage. Bridging costs more than a standard mortgage, so we agree the exit plan before you proceed.
Is buy-to-let lending regulated?
Most buy-to-let mortgages are not regulated by the Financial Conduct Authority. Some are, for example where you or a close family member will live in the property. We will explain which applies to you.
Is there a fee?
A fee may be chargeable on large commercial loans and more complex scenarios, based on the time required. Any fee will be explained and agreed with you before we proceed.
