Mortgages for Doctors and Dentists

Rotations, fixed-term training contracts, locum work, private practice and associate income all affect how a lender reads your application. We know which lenders understand medical careers, and we present your income the way they need to see it, with fee-free, whole-of-market advice.

  • Junior doctors to consultants
  • Associate dentists and practice owners
  • Fee-free, whole-of-market advice

Your home may be repossessed if you do not keep up repayments on your mortgage.

We have a strong client base of doctors and dentists. Medical careers rarely follow the pattern lenders expect: training contracts end and renew, rotations move you between trusts, and locum, private and associate income can all be assessed differently. Knowing how each lender reads that income is what makes the difference.

Junior and resident doctors

Foundation and specialty training often means fixed-term contracts and moves between trusts. Some lenders accept a training contract and a confirmed next post as stable employment, and some will take expected pay progression into account. Others are more cautious, so the choice of lender matters.

Consultants and salaried GPs

Basic NHS salary is usually straightforward. Additional programmed activities, on-call supplements and private practice income are treated differently by different lenders, and we check how each would count them before you apply.

GP partners and locum doctors

GP partners are usually assessed on their share of the practice profits. Locum doctors may be treated as self-employed or as limited company directors, and some lenders will look at your most recent earnings rather than an average of older years.

Associate dentists and practice owners

Most associate dentists are self-employed, so lenders normally ask for tax calculations and tax year overviews. A few lenders will consider newly qualified dentists with a short trading history. Practice owners are usually assessed on their share of the profits.

Enhanced income multiples

Some lenders offer higher income multiples to qualified doctors and dentists, subject to their criteria and to income and credit checks. That can increase what you may be able to borrow, but borrowing the maximum is not right for everyone, so we look at affordability as well as the loan size.

Protecting your income

Your ability to work is your biggest financial asset. Alongside your mortgage, we can advise on income protection, life cover and critical illness cover, as well as private medical insurance.

Appointments around your rota

Evening and early-morning appointments can be arranged for NHS shift workers, by phone, video or face to face. If you work in another NHS role, see our mortgages for NHS workers page, and for other professions, our mortgages for professionals page.

  • “Ria guided me through the process of achieving a larger LTV for my property purchase. In addition, she advised me to allow for an additional sum to cover house renovations and any unexpected costs, which was extremely helpful. Ria is friendly, approachable and highly knowledgeable. Her expertise and professional skills supported me throughout the entire process. The mortgage offer was received well within the timescales we had anticipated, and she was always willing to think outside the box and guide me through each stage of the journey. I found Ria incredibly helpful. She listened to my concerns and explained every aspect of the process in clear, easy-to-understand, manageable steps. What could have been a daunting and stressful experience was made much easier and well managed from start to finish. Ria’s professionalism, commitment and genuine care made a real difference. Frequently asked questions

Doctor and dentist mortgage questions

  • Yes. Many lenders accept fixed-term training contracts, particularly with a history of renewals or a confirmed next post, and some will consider a move to a new trust. Criteria vary, so we check which lenders will accept your contract before you apply.

  • Some do, for qualified doctors and dentists who meet their criteria. It depends on your income, deposit, credit history and commitments, and borrowing more is not always right, so we look at affordability too.

  • It depends on how you work. Locum income may be assessed as self-employed or limited company income, and private practice income usually needs a track record. Some lenders accept a shorter history than others.

  • Possibly. Associate dentists are usually self-employed, and most lenders want one to two years of figures. A few lenders will consider newly qualified dentists with less history, subject to their criteria.

  • No. Our mortgage advice is fee-free. We are usually paid a commission by the lender when your mortgage completes, and we will tell you the amount before you proceed. Your first conversation with us is without obligation.
