Buying a Leasehold Flat in Croydon: Mortgage Checks
Buying a flat in Croydon or Purley? Check the lease, service charges, planned works and mortgage evidence before committing to your purchase.
When buying a leasehold flat, the asking price and deposit are only part of the picture. The lease and ongoing building costs also need attention. Gather the property details early so your mortgage adviser and conveyancer can investigate the right questions before you commit.
What does leasehold ownership mean?
Leasehold ownership gives you rights to occupy the property for the period and on the terms set out in the lease. The freeholder owns the underlying freehold. Your conveyancer should explain the rights, restrictions and obligations attached to the flat. A share of freehold does not remove the need to check any lease that applies.
Check the remaining lease term
Ask for the exact unexpired term rather than relying on an estate agent’s description of a long lease. Mortgage lenders have their own requirements, including the remaining term at the end of the proposed mortgage. If an extension is being discussed, ask your conveyancer about the process, costs and transaction timing. Do not assume a proposed legal reform or a seller’s intention resolves the position for your purchase.
Budget for service charges and planned works
Request the current service-charge budget, recent accounts, ground-rent terms where applicable and details of any reserve fund. Ask whether major works are planned or have been notified. Regular charges and one-off bills can change the amount you need after buying. Read the lease with your conveyancer to understand what costs can be charged and whether amounts may increase.
Build a property information checklist
For a converted flat or purpose-built block in Croydon or Purley, record the address, agreed price, lease term, annual charges and managing agent’s details. Note any known construction or building-safety concerns and ask which documents the chosen lender needs. Your adviser can check lending requirements; your conveyancer and appropriate property professionals investigate legal and technical questions. A mortgage approval is not a guarantee about the building’s condition.
Who to ask: your Croydon flat-purchase checklist
Estate agent or seller: request the full address, asking price, remaining lease term, advertised service charge and ground rent, and details of any known major works. Treat these as starting information for your conveyancer to verify.
Managing agent or freeholder, through your conveyancer: request the current budget, recent service-charge accounts, reserve-fund information, buildings insurance and notices of planned works.
Conveyancer: ask them to explain the lease, ground-rent terms, restrictions, outstanding disputes and legal implications of the information supplied.
Mortgage adviser: share the property details and charges early so the proposed lender’s requirements and your budget can be reviewed.
Surveyor or relevant building professional: discuss property condition and any technical concerns. A lender’s valuation is not a substitute for your own survey.
Keep a simple record of each question, who is answering it, the document received and anything still unresolved. This is useful whether you are considering an East Croydon apartment or a converted flat elsewhere in the borough.
Questions worth asking before you commit
Ask who insures and maintains the building, whether there are restrictions on letting or alterations, and whether any disputes or unpaid charges need investigation. Give your conveyancer the information you receive rather than trying to interpret lease clauses yourself. Keep a list of unanswered questions with a named adviser responsible for each. Decide when you need the answers before agreeing a timetable with the seller.
Plan your mortgage application alongside legal checks
Prepare your income, deposit and spending evidence while the property questions are investigated. Tell your broker about service charges and other regular commitments so the budget reflects the home you intend to buy. PMS Mortgages helps buyers in Croydon, Purley and surrounding areas discuss suitable mortgage options. Lending remains subject to your circumstances, the property and the lender’s assessment.
