Bank Statements for a Mortgage: What to Prepare Before Applying

Prepare bank statements for your mortgage application: income evidence, regular commitments, deposit records and a practical checklist from PMS Mortgages.

3 min read

Preparing bank statements for a mortgage is about presenting a complete, accurate picture of your finances. For buyers and homeowners in Croydon and Purley, collecting the right documents early can reduce avoidable questions during an application.

Why do mortgage lenders ask for bank statements?

Statements can help a lender check income received, regular financial commitments and how your finances compare with the application. They are one part of the evidence: the lender may also need payslips, tax records, accounts and proof of deposit. The exact requirements depend on the lender and your circumstances.

A payment appearing on a statement does not automatically mean it counts as qualifying income. Your adviser needs to understand its source, whether it is ongoing and what supporting documents are available.

How many months of statements will you need?

There is no single requirement for every mortgage application. Ask for the document checklist for your proposed lender, including the period required and which accounts must be covered. You may be asked for updated statements if the application takes time or further evidence is needed.

Provide complete documents in the requested format. Check that your name, account details, dates and all pages are included. Do not edit transactions or submit selected screenshots as a substitute for the documents requested. Ask your adviser if your bank’s download does not show the required details.

Prepare an accurate household budget

List regular commitments before your appointment, including loans, credit cards, childcare, maintenance and essential household spending. Explain payments that may otherwise be unclear. If a commitment is ending, provide evidence rather than simply removing it from the budget.

Compare the proposed mortgage payment with a realistic budget that includes the costs of owning the property. A mortgage calculator does not decide eligibility or show every cost. Think about the payment you can sustain, rather than treating the lender’s maximum as a target.

Keep a clear trail for your deposit

Identify where the deposit is held and how it was built up. If savings have moved between accounts, retain the statements that explain the transfers. A family gift may require a gift declaration and evidence requested by the lender and solicitor. A loan must be declared as a loan; it should not be described as a gift.

Our gifted deposit checklist explains the questions to prepare for. Your solicitor carries out separate checks and may ask for additional evidence of the source of funds.

What if you are self-employed?

Ask whether personal and business statements are needed, alongside accounts and tax documents. HMRC explains how to obtain SA302 tax calculations and tax year overviews, which may be requested as income evidence. These documents serve different purposes, so check which years and documents the lender wants.

Read our self-employed mortgage income guide for a wider discussion. Business turnover, money transferred into a personal account and income a lender will accept are not necessarily the same figure.

Your document preparation checklist

  • Confirm the lender’s required statement period and format.

  • Collect every requested page for each relevant account.

  • Match income figures with your supporting records.

  • List regular commitments and explain unfamiliar payments.

  • Keep evidence showing the deposit’s source and transfers.

  • Tell your adviser about changes before submission.

Frequently asked questions

  • The period varies by lender and circumstances. Ask your adviser for the specific document checklist and provide complete statements for all requested accounts.

  • They may be requested alongside personal statements, accounts and tax documents. The lender decides what evidence it needs to assess your income and affordability.
