SA302 and Tax Year Overview for a Mortgage: What to Prepare
Self-employed mortgage application? Understand SA302 tax calculations, tax year overviews and the documents to organise before speaking to your adviser.
An SA302 tax calculation and a tax year overview are different documents. If you are self-employed or earn income from more than one source, your mortgage lender may ask for them alongside other evidence. Collecting the correct documents for the correct years can make your application easier to assess.
What is an SA302?
An SA302 is a Self Assessment tax calculation used as evidence of earnings. HMRC says calculations can be obtained for the last four years after a return has been submitted. A tax year overview is a separate HMRC record for a tax year; it is not a substitute for the calculation when the lender asks for both.
The UK tax year runs from 6 April to 5 April the following year. That period may differ from the accounting year of your business, so label your documents carefully.
How do you obtain the documents?
If you file through HMRC’s online service, use the Self Assessment section of your HMRC account. If you or your accountant use commercial software, obtain the calculation from that software; it may be called a tax computation. The tax year overview can still be obtained from HMRC.
HMRC advises that documents cannot be printed until 72 hours after submitting a return. Check the current HMRC instructions and ask your adviser which formats the proposed lender accepts. Your accountant can help with documents produced through their software.
Which years does the mortgage lender need?
Ask for the lender’s actual checklist rather than assuming that every self-employed application uses the same period. The number of years, acceptable document age and any further supporting evidence depend on the lender and circumstances.
For example, Nationwide’s public mortgage application guide sets out its own self-employment evidence requirements. That is one lender’s approach, not a rule for every mortgage. Your adviser should check current criteria for the proposed application before you gather or submit a particular set of documents.
Organise an evidence pack by period
Document | What to check before sharing |
|---|---|
Tax calculation or software tax computation | The applicant’s details, the tax year requested and that the document is complete. |
Tax year overview | The same tax year as the accompanying calculation and whether any discrepancy needs explaining. |
Business accounts, if requested | The accounting year-end, your business structure and any difference from the tax-year records. |
Bank statements | The requested period, all pages and an explanation of the accounts relevant to the income. |
Supporting explanation | Changes in trading, ownership, working arrangements or income that the figures alone may not explain. |
Do the figures have to match your latest bank credits?
Different documents describe different parts of the financial picture. A transfer from a business account is not automatically the same as profit or income accepted for mortgage purposes. If something appears inconsistent, ask your accountant and adviser to identify the reason rather than changing a document.
For company directors, prepare salary, dividends, ownership details and accounts separately. For sole traders and partnerships, explain the trading structure and the relevant profit figures. Read our self-employed mortgage income guide for the wider assessment questions.
What if your income has changed?
Tell your adviser about reduced profits, a particularly strong year, a change of business structure or a move from employment to self-employment. Historical records may need to be considered alongside more recent evidence. A filed return does not, by itself, establish that the same level of income will be sustainable.
Do not change how you draw income or submit a tax return solely to obtain a particular mortgage figure without taking appropriate tax advice. Your accountant advises on tax and the accounts; your mortgage adviser assesses borrowing options.
